We Want Your Input!
In
September of 2008, the Tucson Association of
REALTORS® conducted a baseline member satisfaction
survey in order for us to gauge your overall
opinions of the Association and the services we
provide to our members. The feedback we
received was valuable in our efforts to identify
areas that needed to be addressed and in determining
future service offerings. We will launch a follow up
member satisfaction survey in the first week of
October to once again gauge your opinions and we ask
that you take a few moments to complete the survey.
Depending on the complexity of your answers, the
survey should take approximately 10 to 15 minutes to
complete and the feedback you provide us is
invaluable in our efforts to ensure we are
satisfactorily serving our members.

SHORT SALE RULE – REMINDER
Per MLS Rules and Regulations Section 1.18- Short Sales: As used in these rules, short sales are defined as a transaction where title transfers; where the sale price is insufficient to pay the total of all liens and costs of sale; and where the seller does not bring sufficient liquid assets to the closing to cure all deficiencies. Participants are required to disclose potential short sales to other participants by stating the following in the Agent Only Remarks: Potential Short Sale. No references to commission or co-op fee splits, apportionments, or reductions are permitted in the MLS. In addition, documents referencing commission or co-op fee splits, apportionments, or reductions are not permitted in the MLS. The cooperating brokers do retain the right to negotiate the commission/co-op fee outside of the MLS. Within two (2) business days of seller’s acceptance of written contract, the listing broker shall change the short sale listing’s status in MLS to ‘Active Contingent’, ‘Active CAPA’, ’Pending’ or ‘Sold’, as is appropriate per MLS Status Definitions. Disclosure of short sale shall not be made in the Property Description, Marketing Remarks, or any other publicly viewable component of the MLS without the seller’s written permission to the listing broker. (amended 06/09)
Be Aware When Visiting Listings!
MLS has learned that two more agents have been approached by
Sheriff's deputies with guns drawn. It appears that
due to the rise in vandalism and theft to vacant
properties, law enforcement officers and area
residents are very sensitive to any activity at
vacant homes. Try to visit listings during daylight
hours, notify neighbors when possible, and be
prepared to clearly identify yourself if needed.
Follow any instructions given and advise your
clients to do the same.
Re-List Fee Increase
The Withdrawn/Released Listings
will now be billed at $30 each, effective September
1, 2009. This is an increase from the current
price of $15 each.
Access To Arizona Foreclosure
Information!
MLS has entered into an agreement with RealtyTrac that will allow Tucson MLS members to access foreclosure information for the state of Arizona for a discounted rate of only $19.95 per month. There is no minimum term required to sign up. The links to register for this service are located in the MLS under the ‘links’ tab, and there is also a button on the tucsonrealtors.org website.

The
Hearth News
The Hearth Foundation, and the new Hearth Youth Program, would like to thank everyone that contributed the success of the Faces of the Hearth that was kicked-off at the TAR Expo. Please let us know if you are interested in participating in this project, as we would like to include as many people as possible. Our goal is to assemble the faces onto a poster for the Hearth Foundation to generate funds for the kids at the shelters. In other words, its kids helping kids with service projects. Also, we need to thank our first youth, Kjerstin Pinc, from Tanque Verde Lutheran/Sabino High School, and Bonnie Warner, from Photos by Bonnie. Without their support and efforts, it would not have been possible to raise $368.01, with more coming in, from this event.
If you would like more information about the Hearth Foundation's Youth Program, please contact Cari Pinc at 520-891-7308 or
