Q2 Broker Forum
Please mark July 13th 9-11 A.M. on your calendar for the quarterly MLS Broker Forum. This is your opportunity to get up to date information, ask questions, and interact with fellow brokers on all issues related to MLS. This Quarterly event continues to grow and feedback from past attendees is very positive. The only thing that can make it better is YOU!
Ibox Price Increase
Effective 8/1/09, the ibox price will increase by $3.51. The total cost for an ibox with tax will be $105.00 versus $101.21. The price increase is the result of an increase in shipping costs.
Important Opportunity!
The Tucson Association of REALTORS® has been selected by the National Association of REALTORS® to participate in the “Beta” preview of a comprehensive database of real estate information on every parcel of property in the United States – The REALTORS® Property Resource (RPR). We are looking for volunteers to be part of an exclusive group who will be invited to participate in one of 2 confidential preview sessions of the RPR system in Tucson on July 28, 2009. The ideal Beta previewer will be active in the real estate industry, be interested in participating in the early stages of this ground breaking project, and have a willingness to provide the NAR with confidential feedback and input on the system’s operation and functionality over the next few months.
To register your interest to be selected as a volunteer and participate, we ask that you please link to one of the websites following the session times below and complete the volunteer registration form. Only members of the National Association of REALTORS® will be able to participate, so as part of the registration process you will be asked for several items of information. Where the registration form asks for “NRDS ID”
only your
8 or 9-digit NAR NRDS# is an acceptable entry in order to be considered. Valid selections are:
NRDS ID – you must enter your 8 or 9-digit NAR NRDS# (not your local MLS ID’s)
Primary MLS City – select “Tucson” from the drop-down list
You will receive an email confirmation of your registration request and,
if you are selected as a Beta previewer you will receive a second confirmation to attend one of the local preview and training sessions. Please understand that there is limited availability to participate in this project, so act quickly if you are interested. Also, there is no charge to participate as a Beta-Previewer in this exciting project.
The 2 preview sessions are listed below, followed by the link to the registration page:
Tuesday July 28th 9:00am to 11:30am PDT
(Note Registration Page Reflects 12:00pm Eastern Daylight Time)
https://realtor.ilinc.com/register/ybjvmvr
Tuesday July 28th 1:00pm to 3:30pm PDT
(Note Registration Page Reflects 4:00pm Eastern Daylight Time) https://realtor.ilinc.com/register/wxxhxjb
Location of all sessions:
Tucson Association of REALTORS®
2445 N. Tucson Blvd.
Tucson, AZ 85712 If you receive a confirmation to attend one of the preview sessions on July 28th, you will be required to sign a short Confidentiality and Non-disclosure Statement that will be provided as an attachment to your selection confirmation email.
We also ask that if you are selected, that you do not forward any information that you receive, or disclose or invite anyone else to the sessions as the preview is limited to only the selected individuals.
Volunteer participants will be asked only for your time in attending the preview and to complete some follow-up review of the application as part of your normal real estate activities. This will require only a few hours each month during the limited preview period that is anticipated to end in October 2009 and again should be part of your normal real estate activities. Also, during the preview period, we will provide you with toll-free support and email communications. You may also be asked to respond to a few questions concerning your experiences with the on-line application.
For your convenience, the NAR has posted a “Frequently Asked Questions” document about the “RPR” project that you may find at the following link:
http://www.realtor.org/MemPolWeb.nsf/files/RPR_StatementofPurpose_FAQ.pdf/$FILE/RPR_StatementofPurpose_FAQ.pdf
Once again, if you would like to volunteer to participate in this ground breaking project, please link to one of the registration web pages now and follow the instructions! The NAR sincerely values the opinions and feedback of active real estate professionals and hopes that you will accept this invitation to participate in this exciting REALTORS® Property Resource preview.
Update Your Listing Status!
Per MLS rules, you are required to report a status change to your listing within 2 business days of the change. Failure to do so may result in a $250.00 fine.
It is very important that statuses are correct to ensure that statistics are accurate and timely, and also to aid you in conducting business. No one wants to show an eager client a property, only to find out it is already sold!
Short Sale Rule
After reviewing changes implemented by the National Association of REALTORS®, the MLS Board has implemented the following Short Sale rule, effective immediately.
Short Sales:
As used in these rules, short sales are defined as a transaction where title transfers; where the sale price is insufficient to pay the total of all liens and costs of sale; and where the seller does not bring sufficient liquid assets to the closing to cure all deficiencies.
Participants are required to disclose potential short sales to other participants by stating the following in the Agent Only Remarks: Potential Short Sale.
No references to commission or co-op fee splits, apportionments, or reductions are permitted in the MLS. In addition, documents referencing commission or co-op fee splits, apportionments, or reductions are not permitted in the MLS. The cooperating brokers do retain the right to negotiate the commission/co-op fee outside of the MLS. Within two (2) business days of seller’s acceptance of written contract, the listing broker shall change the short sale listing’s status in MLS to ‘Active Contingent’, ‘Active CAPA’, ’Pending’ or ‘Sold’, as is appropriate per MLS Status Definitions.
Disclosure of short sale shall not be made in the Property Description, Marketing Remarks, or any other publicly viewable component of the MLS without the seller’s written permission to the listing broker.
Access To Arizona Foreclosure Information!
MLS has entered into an agreement with RealtyTrac that will allow Tucson MLS members to access foreclosure information for the state of Arizona for a discounted rate of only $19.95 per month. There is no minimum term required to sign up. The links to register for this service are located in the MLS under the ‘links’ tab, and there is also a button on the tucsonrealtors.org website.
