Risk Tip Of the Week: Copycat, Beware Copyright!
You just listed a great home, and you are given a copy of the builder’s floor plan by the Seller. The seller also gives you a disc with several professionally done photographs of the home - another gift to the seller from the builder. You proudly upload all to MLS, and await the Buyers’ agents to show and sell your listing! Click Here to Read the Full Article! This risk reduction tip provided by TAR is a general statement intended to raise important issues relevant to risk reduction. This tip is not intended to be legal advice. It should not be a substitute for advice of professional counsel or the assistance provided by an agent's Designated Broker. Check out the Risk Tip Library!

MLS Updates

CDOM Is Here!
Cumulative Days On Market (CDOM) is now included in the information available on the Tucson MLS. CDOM is defined as 'The number of days that a property has been on the market without a 30 day break regardless of any change of agent or brokerage.' This information is displayed on the grid view, Agent Detail Report, and CMA. Where DOM was displayed on those reports, the new field will be DOM/CDOM. This information will not be displayed on the public MLS site or Client Summary Report. Click here for more information.

MLS Computer Classes Are NOW Available for Credit!
The following computer technology classes are being offered for 3 hours of general credit: Rapattoni Levels 1,2, and 3, Using ZipForm and Tech-Savvy Real Estate Agent. For more information, contact Andy Gordon at 382-8784. Please note that TAR policies in regards to courses for credit will be adhered to. Click here for more information.

MLS Area Boundaries Revision
A subcommittee has been formed to address the MLS map and boundaries. As the county continues to grow and more subdivisions are added, it has become necessary to look at the area boundaries and implement a system that not only works today, but will be valid as we continue to grow. If you have inputs on this issue, please forward them to John Mijac- john@mijac.info or Brian Case- brian@tucsonrealtors.org We will update on the progress of the subcommittee when appropriate.

REALTOR® Only MLS Coming Soon
As part of our continuing effort to improve the quality and integrity of our MLS, the Multiple Listing Service Board of Directors has voted that effective July 1st 2008, MLS members must be REALTORS®. This ensures that everyone in the Tucson MLS is held accountable to the REALTOR® Code of Ethics and may be subject to arbitration and due process as outlined by the National Association of REALTORS®.
This means that brokers, agents, and appraisers who are currently ‘MLS Only’ members with no REALTOR® association affiliation will need to join a local REALTOR® association. This DOES NOT mean that appraisers have to become licensed real estate agents. It only means that they need to join a REALTOR® association.

New Forms Approved
The Association Board of Directors approved a Listing Contract Checklist and Sale Contract Checklist.  The Checklists are forms created by the TAR Forms Committee to assist Brokers/Office Managers in file management.  These forms are for internal company use only and are not intended to replace a checklist you may already be using.
