Fair Housing Act 40th Anniversary Celebration!
Join
Kim Kendrick, HUD Assistant Secretary for Fair Housing and
Equal Opportunity, Association Executives and community
leaders on April 21 from 4pm-6pm at the Association. This
event is hosted by TAR, the Southwest Fair Housing Council
and Tucson's Women's Council of REALTORSŪ.

REALTORŪ Only MLS Coming Soon
As part of our continuing effort to improve the quality and
integrity of our MLS, the Multiple Listing Service Board of
Directors has voted that effective July 1st 2008, MLS
members must be REALTORSŪ. This ensures that everyone in the
Tucson MLS is held accountable to the REALTORŪ Code of
Ethics and may be subject to arbitration and due process as
outlined by the National Association of REALTORSŪ.
This means that brokers, agents, and appraisers who are
currently ‘MLS Only’ members with no REALTORŪ association
affiliation will need to join a local REALTORŪ association.
This DOES NOT mean that appraisers have to become licensed
real estate agents. It only means that they need to join a
REALTORŪ association.
Data
Syndication Has Begun! We have enabled the feed of MLS
active listings to Cyberhomes which means that Tucson
listings will get more exposure via the World Wide Web! It is
important to note that Cyberhomes uses postal
information to verify addresses with listings, so if the
address is not complete or incorrect in MLS, the listing
will not show on the website. We have already seen cases
where there was no zip code or no house number on the
listing, and it didn’t display. We will
continue to add 3rd party websites as they sign our
agreements. Stay tuned for updates!
Land Listing
Agreement The Forms Committee would like to invite members
who regularly use the TAR Land Listing Agreement to the next
Forms Committee meeting scheduled for Thursday, April 17,
2008, 3:00 p.m., Association office. The Committee will be
updating the Land Listing Agreement and is seeking your
input as a land practitioner.
New Forms
Approved The Association Board of Directors approved a
Listing Contract Checklist and
Sale Contract Checklist.
The Checklists are forms created by the TAR Forms
Committee to assist Brokers/Office Managers in file
management. These forms are for internal company use
only and are not intended to replace a checklist you may
already be using.

is the second topic and second
year for the national Imagine:
Sustainable Futures Dialogues. Dr.
Garvey will report what he's
learned from the communities
he's visited and help clarify
the challenges that lie ahead.
He will mediate an open
discussion about the
opportunities available for
citizens and leaders to imagine
and create the future we would
like to live in, both in our
personal lives and for the
public good.

Range Price Listings:
We are still receiving calls concerning Range Price
listings. Below is MLS’s position on these listings,
and information supporting our position from legal
counsel. 1) There is no requirement for either
low or high end of the price range to be entered as
the list price.
2) There are no rules regarding the ‘spread’ or
size of the range.
3) The seller must accept or counter any offers
made on a Range Price listing.
4) The 1st line of the Property
Description/Marketing Remarks must disclose that it
is a Range Price listing by stating the following:
‘Seller will accept or counter offers between xxxx
and xxxx dollars.’ We
hope this removes some of the confusion regarding
this marketing strategy.

Class topic: Mastering the Commercial Transaction Course
Held in Phoenix
This course is a detailed look at the framework that makes
up real property contracts, Commercial Contracts, the
Commercial SPDS, and the Commercial Lease or Rental Lien
Law. A REALTOR’SŪ greatest weapon against risk and liability
related to contracts is their understanding of the documents
themselves and their utility
in protecting the parties and brokers involved. Large
sections of the text in this course were taken directly from
the book, Arizona Real Estate: A Professional’s Guide to Law
and Practice by Michelle K. Lind, general counsel to the
Arizona Association of REALTORSŪ. CRMS CERTIFICATION
PROGRAM.
