Sign your office up today for a Habitat for Humanity build day at the Association's sponsored work site! We have three consecutive build days each month with a maximum of 12 volunteers. Range Price Listings:
 We are still receiving calls concerning Range Price listings. Below is MLS’s position on these listings, and information supporting our position from legal counsel.
1) There is no requirement for either low or high end of the price range to be entered as the list price.
2) There are no rules regarding the ‘spread’ or size of the range.
3) The seller must accept or counter any offers made on a Range Price listing.
4) The 1st line of the Property Description/Marketing Remarks must disclose that it is a Range Price listing by stating the following: ‘Seller will accept or counter offers between xxxx and xxxx dollars.’
We hope this removes some of the confusion regarding this marketing strategy.  Click here for more information.

This is in conjunction with the Arizona Association of REALTORS® decision to cease printing and provide their copyrighted forms electronically.  You may access the forms via the ZipForm program for FREE. Risk Tip Of the Week: Importance of 5 year C.L.U.E Report
A home buyer closes on their transaction and within 30 days after COE receives a notice from their insurance company of a cancellation of their homeowners insurance policy. The insurance company said they would continue coverage for an additional $1290 or the policy would be cancelled because of an extensive water damage claim 4.5 years ago. The insurance company informs the new home owner that the claim would have been discovered with a 5 year C.L.U.E history report if it had been ordered during the escrow period.
