Annual Membership Meeting! Save the Date

New
Property Management Committee- Call for Volunteers!
A new Property Management Committee is being formed and
we are seeking interested volunteers. The purpose
of the Committee will be to: 1) educate membership on
the standards of practice and competency reasonably
expected in the property management discipline, 2)
educate membership on the standards of care involved in
property management and 3) make recommended improvements
to the Rapattoni MLS system with respect to rentals.
The first meeting is scheduled for March 19 at 3:00pm at TAR. Should you have questions, please

Directors approved the revised Listing Agreement.
Two Train the Trainer classes will be offered on
February 5 from 9:00am – 12:00pm and February

Wake-Up Tour Comes to Tucson
David Walker, Comptroller
General of the U.S. and director of the Government
Accountability Office (GAO) will be in Tucson this
Thursday, January 31 from 10am -11:30am at the YMCA
Auditorium on 525 N. Boniata (at St. Mary's Road and
I-10). Walker will discuss the current economic status
and the status of the federal budget. Please join
Congresswoman Gabrielle Giffords, who is hosting this
important event, to hear Mr. Walker’s first-hand
perspective on the budgetary situation and his

January 30. The presentation is part of the national
Fiscal Wake-Up Tour that is being sponsored by the
Government Accountability Office (GAO), the

YOUR Status? Per MLS Rules and Regulations you have
a MAXIMUM of 2 BUSINESS DAYS to update the status of
your listing. Whether the change is from Active to
Contingent or Pending to Sold, or any other, it MUST
be input to MLS within 2 BUSINESS DAYS! Status
changes that are not reported within 2 BUSINESS DAYS
will be fined. The maximum allowable fine per the
National Association of REALTORS® is $15,000.00.

Clarification on Last Week's Risk Tip "Too Cool"
On January
22, a risk tip was included in the Weekly Update entitled
“Too Cool”. Clarification of the inspector’s responsibility
has been provided by Rick Johnson CRI of WIN Home
Inspection. The scenario starts well, talking about the
promptness of the home inspector whom in this case was
highly recommended to the real estate agent by an
undisclosed source. The story unfolds indicating the
overnight temperature was 25 degrees F, and that as can
happen in our climate, the temperature climbed to 70 degrees
F by mid afternoon. The inspector however, was not able to
test the A/C due to the cold conditions and its Northern
orientation at the home. The information comes as a surprise
to the agent and is a concern to the buyer.

Risk Tip of the Week:
Imputed Knowledge Can Be Dangerous During
a property tour with the owner at a listing appointment you
notice extensive evidence of termite damage and the presence
of subterranean termites. In your discussion with the
prospective seller you recommend a pre-listing termite
treatment by a licensed pest control company. The home
owner says he will address the problem immediately and
implement other pre-listing suggestions to prepare the
property for sale, and schedules a second listing
appointment with you for two weeks later to list the
property.
