Commissioner Sam Wercinski To Host Real Estate Consumer
Forum
Commissioner
Sam Wercinski is hosting a Real Estate Consumer Forum in
Tucson on
February 7, 2008. Directors or staff from the
Departments of Financial Institutions, Insurance, Housing
and Register of Contractors will join the Commissioner.
Consumers are encouraged to bring questions and concerns to
the forum to be addressed. Topics of discussion will
include predatory lending, poor construction, insurance
concerns, real estate recovery funds and more. The forum is
FREE and open to the public. It will be held at
4850 S. Park Ave. in
Tucson from 7:00 - 8:00pm. For further information,

Property Management Committee- Call for Volunteers!
A new Property Management Committee is being formed and
we are seeking interested volunteers. The purpose
of the Committee will be to: 1) educate membership on
the standards of practice and competency reasonably
expected in the property management discipline, 2)
educate membership on the standards of care involved in
property management and 3) make recommended improvements
to the Rapattoni MLS system with respect to rentals.

YOUR Status? Per MLS Rules and Regulations you have
a MAXIMUM of 2 BUSINESS DAYS to update the status of
your listing. Whether the change is from Active to
Contingent or Pending to Sold, or any other, it MUST
be input to MLS within 2 BUSINESS DAYS! Status
changes that are not reported within 2 BUSINESS DAYS
will be fined. The maximum allowable fine per the
National Association of REALTORSŪ is $15,000.00.

The husband and wife have been debating
selling off a piece of land that they have held for a number
of years to build their dream home on after retirement.
However, like many people, they find do not have the
financial resources they had hoped for and the husband
decides to sell this piece of property just to make ends
meet. No real agreement on any action has been reached
between the married couple. Despite this, the husband
decides to hire a REALTORŪ and signs a listing agreement,
promising the agent that the wife will sign when she returns
from caring for her sister back east who just had surgery.
